Vacation Rental Agreement & Guest Policies

We’re delighted to welcome you to Costa Rica! This Agreement outlines the key terms of your stay with Kismet Property Management Costa Rica (“KPMCR”), acting on behalf of the property Owner. By confirming your reservation, you (“Guest”) agree to the following:


1. Identification & Minimum Age

  • Primary guest must provide valid government-issued ID (passport, cédula, or DIMEX).

  • Minimum rental age is 21 (or higher if required by law). Guests under this age must be accompanied by a parent or legal guardian.


2. Guest Responsibility

  • The primary guest must be present during the stay and is responsible for all occupants.

  • Please treat the home with care, respect community rules, and follow local laws.

  • Maximum occupancy is limited to the number stated in your booking unless otherwise approved.


3. Good Neighbor Policy

  • Quiet hours are 10:00 p.m. – 8:00 a.m.

  • Please respect neighbors, secure doors/windows when away, and park only in designated spaces.

  • Disturbances may result in fines or eviction without refund.


4. Prohibited Activities

  • No smoking or vaping indoors (outdoor smoking permitted if not restricted by law or community rules).

  • No drugs, prostitution, or criminal activity.

  • No events, commercial photography, or unauthorized gatherings without prior written approval.


5. Pets

  • Pets are only allowed if approved in advance by KPMCR.

  • Service animals are permitted as required by law.

  • Unauthorized pets may result in additional cleaning fees or eviction.


6. Payment & Cancellations

  • 50% of the rental fee is due at booking; the balance is due 30 days before arrival.

  • Cancellations follow the policy of the booking platform used.

  • KPMCR charges a 5% cancellation fee (or $75 minimum) plus applicable merchant fees.

  • We recommend travel insurance to cover unexpected events.


7. Damages & Extra Charges

You are responsible for any loss or damage during your stay. Charges may apply for:

  • Property damage or missing items.

  • Excessive cleaning (up to $500).

  • Pet policy violations (up to $1,000).

  • Fines from authorities or HOAs.


8. Safety & Use of Property

  • Use pools, terraces, and outdoor areas at your own risk. Surfaces may be slippery when wet.

  • Locked closets or storage areas are off-limits.

  • Keep valuables in the safe provided. KPMCR and the Owner are not responsible for lost or stolen items.


9. Check-In & Check-Out

  • Check-in: 3:00 p.m. | Check-out: 11:00 a.m.

  • Early check-in/late check-out may be arranged in advance (fees may apply).

  • Personalized check-ins after 6 p.m. incur a service fee.

  • Please dispose of trash, turn off lights/AC, and lock up before leaving.


10. Maintenance & Service Issues

Report maintenance or housekeeping concerns promptly. KPMCR will address them as quickly as possible, but refunds are not provided for temporary inconveniences such as power outages, internet interruptions, or nearby construction.


11. Liability & Indemnity

Guests assume responsibility for their own safety and that of all occupants. By staying at the Property, you acknowledge and accept the risks of tropical living (insects, wildlife, weather, etc.). KPMCR and the Owner are not liable for accidents, injuries, or loss of personal belongings.
